Why will this benefit the community?
The Neighborhoods at Summit Park will enhance the City’s efforts to remain competitive when attracting and retaining companies. The mixed-use development will provide exciting amenities such as shopping and dining, as well as residential options for all stages of life. It will also support a walkable/bikeable street network that will connect to surrounding areas.
Did the City of Blue Ash sell land for this project?
The City of Blue Ash did not sell any land for the Neighborhoods at Summit Park development. The City of Cincinnati sold the 98-acres to developers, and it was never part of Summit Park.
How will this development benefit Sycamore Community Schools?
Sycamore Community Schools has been supportive of the development and will not be negatively impacted by the Neighborhoods at Summit Park. Half of the property taxes produced by the development will flow to the school district while no students will be generated from the senior living building and very few from the apartments. Many of the apartments will only have one-bedroom, and therefore will not be marketed towards families.
Will I see more traffic due to this development?
The developer has completed numerous traffic studies and will implement the necessary traffic improvements in order to ensure the City’s roadways continue to function properly. What’s more, the development will generate funding for offsite improvements which will benefit the entire Glendale-Milford corridor.
Will the Neighborhoods at Summit Park impact the serenity at Summit Park?
No. Summit Park was designed with three distinct sections: the social/active zone, the adventure area, and the frontier. The Neighborhood at Summit Park development will mirror those zones with the more active components (office, hotel, apartments) toward the east and the more passive, quiet areas (Daventry) to the west.
How long have these plans been in the making and how did you communicate them to the public?
October 2012 – City Council held a workshop to discuss the vision for the former airport property
June 2015 – City Council approved Land Use Plan after 2 years of public input, which confirmed the vision of development next to Summit Park. The public input included six focus group meetings, three public hearings and several open houses
October 2015 – the City of Cincinnati approved the sale of the former runway property to Al.Neyer
March 2016 – Neyer/Vandercar/MKSK development team formally introduced themselves and the mixed-use concept at a City Council meeting
April 2016 – Neyer hosted a community focus group to discuss the development at Envision Cinema
April 2016 – Chris Leinberger of the Brookings Institute presented national and regional development trends relevant to the development at a City Council meeting.
May 2016 – Neyer presented the project to the Blue Ash Business Association at Envision Cinema
June 2016 – Neyer hosted an open house at Cooper Creek Event Center regarding the project
August 2016 – Neyer hosted an informational booth in the lobby of the Rec Center
August 2016 – Planning Commission approved the zoning change necessary for the development and the concept plan
September 2016 – City Council held a public hearing regarding the zoning change necessary for the development and the concept plan
September 2016 – City Council approved the zoning change necessary for the development and the concept plan
March 2017 – Planning Commission approved the final development plan for Daventry
March 2017 – City Council held a public hearing regarding the final development plan for Daventry
March 2017 – City Council approved the final development plan for Daventry
March 2017 – City Council approved Tax Increment Financing (TIF) for the project
September 2017 – Planning Commission approved the preliminary subdivision plan for the Neighborhoods at Summit Park as well as the final development plan for the mixed-use building and senior living facility
December 2017 – Neyer hosted an open house in Council Chambers regarding the project
December 2017 – City Council held a public hearing for the preliminary subdivision plan for the Neighborhoods at Summit Park as well as the final development plan for the mixed-use building and senior living facility
January 2018 – City Council approved the preliminary subdivision plan for the Neighborhoods at Summit Park as well as the final development plan for the mixed-use building and senior living facility
