Assessed values in Blue Ash are determined by Hamilton County and are generally considered to be conservative. Properties are assessed at 35% of market value. Assessed valuation is determined through periodic reappraisal by the Hamilton County Auditor’s Office . Ohio State law requires that all real property in a County must be reappraised every six years. Reappraisals involve a County representative physically visiting the property to determine its value. In Hamilton County, reappraisals were conducted in 2005, with the next reappraisal year scheduled for 2011.

Every three years, property is re-evaluated, and any adjustments to the values are made at that time, such as for inflation, etc. In Hamilton County, re-evaluations are due in 2008.
